Guest Policies
Payment Policy: We have two payment plans:
1) We request one half of the rent as a deposit to hold your reservation.
2) Or, we request one third of the rent as a deposit to hold your reservation and one third of the rent four months before
the dates reserved.
· The remaining rent amount is due no later than thirty days prior to your arrival.
· At least one week before your arrival, a damage deposit of the lesser of $1,000 or one third of the rent is due. This
deposit will be returned within 10 business days after departure, providing the property is in satisfactory condition and
the inventory is complete.
Cancellation Policy: There will be a charge of $100.00 for all reservations canceled.
· The deposit will be forfeited for all cancellations unless the property is re-rented at the full rental rate; a refund will
then be made less the cancellation charge of $100.
· Once the final payment is made thirty days prior to arrival, the total rental rate for the week will be forfeited unless the
property is re-rented at the full rental rate; a refund will then be made less the cancellation charge of $100. If the
damage deposit has been paid prior to cancellation, it will be refunded.
· If you have concerns about unforeseen events that might require cancellation, please obtain vacation insurance.
Payment of Nights Reserved: The guest is responsible for payment of all nights reserved, regardless of the guest's
actual arrival or departure date.
Check in and Check out: Check out is at 11:00 am promptly. Check in is 5:00 pm.
Housekeeping:
· Sheets, pillows and blankets will be provided. You will receive one set of towels for each guest you have identified.
Our housekeeping staff will replace your towels in the middle of your stay, if you are staying longer than one week.
· If there are any housekeeping issues when you check in please make us aware of them immediately, not at the end
of the stay, so we can remedy the situation (no discounts will be given).
· Prior to your departure, please wash all dishes, start the dishwasher, strip the beds, pile the sheets and towels and
leave the premises in a respectable order.
· Guests are asked not to move furniture and will be charged $50 for each piece of furniture that has been moved to
another room.
Number of Guests: Guests are asked to give an accurate account of the number of guests who will be visiting or
staying at the property. If the number of guests changes after the property has been reserved, please notify us.
A maximum of 22 persons (including babies) are permitted to visit or stay at the property. If more persons are
reported or found in the property without our consent, you will be assessed a fine equaling one third of the rental cost.
Immediate departure of the extra guest(s) is required. If the unauthorized guests do not leave immediately, your
vacation will be terminated and you must leave. If additional cleaning of the furniture or carpets is required, you will be
charged for this as well.
Long Distance Telephone Calls:
· A telephone is provided (231-386-5696). Local calls are free but ALL long distance calls must be charged to a
telephone credit card or to your home phone.·
· We do not yet have high-speed Internet access. Therefore, if you want to be certain that you will be able to use a
dial-up service, please obtain a toll free number or a local number (Northport or Suttons Bay).
Pets: Pets are not permitted. If a pet has been reported or found in the property without our consent, you will be
assessed a fine equaling one third of the rental cost. Immediate removal of the pet is required. If the unauthorized pet
is not removed immediately, your vacation will be terminated and you must leave. If additional cleaning of the furniture
or carpets is required, you will be charged for this as well.
Smoking: This is a non-smoking home. Please ask your guests to comply with this policy
Excessive Noise:
· While our home appears to be fairly isolated, please be aware that noise travels easily over the water. Please
refrain from excessive noise outside before 9 AM and after 9 PM.
· Fireworks are not permitted at any time.

for any purpose connected with the repair, improvement, care and management of the premises. Whenever possible,
we will give you 24 hours notice.
